But it's not enough to simply include a video in your listing; it's important to do the video right! So, here are some tips to make your real estate listing video stand out from the rest:
1. Keep it short and sweet
You don't need to show a potential buyer every nook and cranny of a home. Stick to the essentials. Certain small details are definitely needed, but it's important not to go overboard. Focus on quality shots over quantity. Ideally, you don't want the video to be over 60 seconds.
2. Use a drone
When it comes to giving viewers a wow factor, nothing is more effective than aerial shots. Aerial shots also give you general sense of the neighborhood/location of the home. Whether you hire someone or do it on your own, drone footage is an absolute must.
3. Use a stabilizer
The most important element of a great listing video are smooth, steady moving shots throughout the home. And you can't get those shots without a stabilizer. Most video production companies have them, but if you're doing the video on your own, it's easy to find cheap ones online.
4. Use a wide angle lens
This one's pretty self-explanatory. Using a wide lens will allow you to show much more of a room than a normal lens will. The more the eye can see, means the bigger the space looks! Capitalize on perspective!
5. Hire actors
If you really want to take the video to the next level, use actors (or friends) to pose as residents of the home. By having actors act out simple, silent scenes in various rooms throughout the house, you'll give potential buyers a true feel of what it would be like to live there.
